What Costs Are Involved in Selling a Home?

If you’re planning to sell in Santa Barbara, knowing the potential costs ahead of time helps you budget, price strategically, and avoid surprises in escrow. While every transaction is unique, most seller costs fall into these buckets:

1) Real Estate Agent Compensation

Often the largest cost. The amount is negotiable and depends on your chosen marketing/service plan and terms offered to attract qualified buyers.

2) Escrow + Title Costs

Depending on local practice and contract terms, sellers may pay for portions of escrow fees, title-related costs, recording/document fees, and other settlement charges.

3) Mortgage / HELOC Payoff (If Applicable)

Your existing loan balance is paid off at closing. Some lenders may charge small payoff/demand fees; prepayment penalties are uncommon but worth confirming.

4) Prorations (Taxes + HOA)

Sellers typically pay property taxes and (if applicable) HOA dues up to the closing date.

5) Repairs, Inspections, Credits

You may choose pre-listing repairs, or negotiate repairs/credits after buyer inspections (roof, termite/pest, general inspection, etc.).

6) HOA Fees (If Applicable)

HOA document packages, transfer fees, and move-related fees vary by association.

7) Preparation + Marketing (Often Optional, Frequently Worth It)

Deep cleaning, landscaping, paint touch-ups, staging/light staging, and professional photo/video can materially improve buyer response and help maximize sale price.

8) Moving/Transition Costs

Movers, storage, and temporary housing if needed.
