How Much Should I Save for a Down Payment?

(Santa Barbara Real Estate Buyers Guide)

If you’re buying a home in the Santa Barbara real estate market, the down payment is one of the biggest planning pieces—but it’s also the most flexible. The right amount depends on your loan program, your monthly budget, and how competitive your offer needs to be.

Common Down Payment Targets (Buyer-Friendly Benchmarks)

3% down (Conventional options for qualified buyers) Fannie Mae offers 97% LTV options designed to expand access for first-time buyers—meaning eligible borrowers may put as little as 3% down. Fannie Mae Single-Family+1

3.5% down (FHA) FHA guidelines commonly reference 3.5% down for borrowers with qualifying credit (and higher down payment requirements at lower credit score tiers). Chase+1

0% down (VA / USDA, if eligible) VA home loans are a major benefit for eligible Veterans, service members, and some surviving spouses, and may offer the ability to buy with no down payment in many cases. Veterans Affairs+1 USDA programs may offer 100% financing in eligible rural areas with income/property requirements. Rural Development+1

5%–10% down This range can be a practical “middle path,” balancing cash-on-hand with a manageable payment and stronger offer perception.

20% down Often avoids PMI on conventional loans and can lower monthly payments—but it’s not required for most buyers, and many choose to keep more cash for reserves, improvements, or flexibility. FDIC

Don’t Forget: Down Payment Isn’t Your Only Upfront Cost

A strong Santa Barbara buying plan also budgets for:

● Closing costs (loan + escrow/title + prepaid items)

● Inspections and due diligence

● Reserves (money left after closing)
